The Hills City Official Launch

We are pleased to announce that The Hills City officially launched for plot sales with the two launch parties taking place on the 4th and 9th of November. The launches each had exceptional turn-out and an overwhelmingly positive outcome as we received 40 reservations in total from both nights – a number that far exceeded our initial expectations.


The Hills Management team put together a presentation which included information regarding Zambia’s urbanisation crisis and the issues we face as a result of the growing population. The Hills, being a luxury housing estate, aims to tackle all of these issues in the following ways:


Growing issues

A key issue we identified in Lusaka is population growth and rapid urbanisation which has resulted in the outward expansion of Lusaka on all four corners of the city. Seeing as the population was a mere 162,000 in 1969, just 5 years post-independence, it’s clear that Lusaka was not designed for millions of inhabitants.


The population of Lusaka currently stands at 3.5 million with a predicted population of 4.6 million by 2035. As a result of this, it is estimated by the civic forum that Zambia has a housing deficit of 1.5 million housing units and is expected to reach a deficit of 3.3 million by 2030. Consequently, house and land prices have skyrocketed due to the limited availability.


The other key issue identified is the limited access to financial products. With high interest rates and strict lending criteria from banks, land and housing purchases take huge financial tolls as buyers are either forced to pay cash over long periods to time to ease the financial burden of building.

Phase One

We are selling 120 plots consisting of 600m2, 1000m2, and 2000m2 plots. As part of your payment, you get a choice of one of three complimentary house designs. Purchasers are free to submit their own architectural designs which will be subject to approval by The Hills Management Team to ensure that they fall within The Hills architectural guidelines.


Construction of the houses may commence after 70% of the Purchase Price has been made, however full access to the property will be granted upon payment of the deposit to allow the purchaser to begin landscaping and building a perimeter wall.


Central to our ideology is the desire to create a safe, eco-friendly estate designed to preserve the natural environment. This will be achieved through initiatives such as encouraging the homeowners to adopt green practices such as having provision for solar panels on each home, despite ZESCO lines being run to each plot.


On-site water treatment plants will be constructed alongside bore holes sunk in strategic locations throughout the property to provide water to all plots.

Road construction and security are to be provided through strategic partnerships between The Hills and companies with a wide range of experience in their respective sectors.


Simultaneous to the construction and plot sales, amenities will be developed by The Hills in order to facilitate the neighbourhoods and promote our emphasis on being a Lifestyle Estate. Such amenities will include a Lifestyle Centre and a Country Club containing a sun deck and restaurant.
